Bathrooms Walls Crying Wax?

I have noticed that the walls in my bathrooms (2 in the condo) seem to cry/sweat when taking a shower. The end result is what appears to be actual tears... and when it dries out you can see a residue right where the drop ended that looks and feels like candle wax. What is it??? How can I stop it? Drywall and BHER paint.
